Using Your Ski-In/Ski-Out Condo in the Off-Season

Odds are, your ski-in/ski-out condo is incredibly popular in the winter. Whether you use it with friends and family or rent it out, this is considered the busy season for ski condos. Understandably, keeping the house busy in the summer can be incredibly difficult, especially if you don’t generally use it yourself. Vacation homes are year-round investments, so you may need a few tips to ensure you’re getting the most for your money. That’s what we’re here to provide. See below for our top three tips for using your ski-in/ski-out condo in the summer months.

Prepare for the next busy season. The off-season is perfect for maintenance, cleaning, re-stocking, and making general improvements to your rental home. Have you been meaning to remodel the kitchen? Summer is the perfect time. Want to re-pave the driveway or get some new furniture? Spending the summer months updating your ski condo will nearly always guarantee a high return on investment. If you live far away from your vacation home (or else don’t have the time to do seasonal closing and re-opening yourself), consider hiring a local property manager to take care of repairs and renovations for you. Otherwise, you may want to take a week out of your summer to do small repairs on your own.

Rent it out. Even though your ski-in/ski-out condo will get a lot of hits in the winter, it will still be a great place for a summer vacation—especially if it’s in Colorado. Spend some time re-working advertising and amenities descriptions to appeal to summer travelers. Instead of advertising skiing right from the door, talk about local hiking opportunities. If your ski-in/ski-out condo is part of a resort, provide links and descriptions of summer resort activities. Offer easier deals, such as lower rates and shorter minimum stays, to attract more renters.

Use the time for yourself. The off-season is a great time to enjoy the vacation home for yourself. If you generally use the space for skiing, you may associate the home with early mornings, tiring days, and rewarding nights. You’d be surprised how much a property changes when you allow yourself to sleep in and bum around without a schedule. Host friends and family and enjoy the beautiful outdoors year-round.
